The County permit page specifically instructs applicants not to apply online for an accessory-structure permit. Download the Certificate of Land Development Regulation Compliance application and contact Planning at 386-364-3401 for the current submission method.

Use the County Ag Pole Application and confirm that the proposed use qualifies. A building-code or land-use exemption does not automatically exempt electrical work or utility coordination.

Ask three separate questions: Does the structure need a building permit? Does it need a land-use certificate? Does any electrical, plumbing or mechanical work need a specialty permit?
Septic and floodplain sequence

Clear Sanitary and Flood Requirements Before Final Inspection

Onsite septic route

  1. Search the existing septic history by address or parcel ID.
  2. Confirm zoning approval for the proposed dwelling or addition.
  3. Contact Environmental Health at 386-362-2708.
  4. Apply for the new, repair or existing-system approval.
  5. Return the accepted septic document to Building.
  6. Keep the tank, drainfield and replacement area clear during construction.

Floodplain or riverfront route

  1. Call Planning with the parcel ID for a flood determination.
  2. Identify whether the parcel or building site is in an SFHA or floodway.
  3. Obtain the current survey and required elevation data.
  4. Complete any Environmental Resource Permit or zero-rise analysis required for floodway work.
  5. Submit the Elevation Certificate before the required final inspection.
Floodway projects need early professional review. The County residential packet instructs applicants in a floodway to obtain an Environmental Resource Permit from the Suwannee River Water Management District and a zero-rise certification from a registered professional engineer before the application can be processed.
Riverfront property can trigger water-management review even when the proposed building pad is outside the mapped floodway. Confirm the current requirement with Planning and the water-management district.

Illustrative 1,800 sq. ft. habitable home with 400 sq. ft. of garage/porch:

$756 habitable + $112 nonhabitable = $868 building fee

Add $25 application, $25 plan review, $50 driveway, $50 addressing and $50 zoning = $1,068. A 2.5% surcharge on the $868 building fee is $21.70, creating an illustrative subtotal of $1,089.70.

Fire and solid-waste assessments, septic, well, engineering, recording, utility and other project costs are excluded. Confirm the County calculation.
