Requesting an After-Hours Inspection
Advance request
The county’s after-hours form must be submitted at least 48 hours before the requested date.
Published form fee
The April 2024 form lists $195, based on a three-hour minimum, and says the fee is subject to annual schedule changes.
No guaranteed availability
Approval depends on inspector availability. A separate form is required for each requested date and permit.
Lake County Owner-Builder Rules
Personal appearance
The property owner must personally appear at Building Services to sign the disclosure.
A power of attorney is not accepted.
Allowed property types
The exemption may cover a one- or two-family residence, farm outbuilding or qualifying commercial building costing no more than $75,000.
Own use or occupancy
The project may not be built or substantially improved for sale or lease under the owner-builder exemption.
One-year presumption
A sale or lease within one year after completion may create the legal presumption that the project was built for sale or lease.
Direct supervision
The owner-builder must provide direct onsite supervision and becomes the responsible party on the permit.
