This guide shows the correct office, current PermitEyes steps, inspection windows, May 2025 fees, zoning and wetlands checks, contractor rules, permit-record coverage, scam protection and final Certificate of Occupancy process.

PermitEyes workflow

Apply for an Easton Permit in the Correct Order

Create a PermitEyes applicant account

Register with a working email address and keep your login information. Existing users from an older PermitEyes version should sign in with the email address already on file.

Select Apply for New Permit

Choose the actual Easton application type—building, electrical, plumbing, gas or mechanical. Do not use a generic Pennsylvania or New Jersey construction form.

Enter a complete scope of work

State what exists, what will change, where the work occurs, the size, cost, contractor and affected systems.

Better description: “Construct a 12-by-16-foot rear deck with stairs, guards and two concrete footings,” not “new deck.”

Upload plans and supporting documents

Provide a site plan, floor plans, elevations, structural information, energy documents, licenses, insurance and zoning or agency approvals when applicable.

Allow at least 48 hours for initial review

The Town instructs applicants to allow at least 48 hours for the application to be reviewed. This is an initial-review allowance—not a guaranteed permit-issuance timeline.

Watch the application status and chat bubble

The status may change to Ready for Payment or Waiting for Additional Information. Open the chat bubble to read and answer missing-item requests.

Pay only after the inspector sets the fee

PermitEyes accepts an online check or supported credit card after review. Verify the fee inside the official portal or by calling 508-230-0581.

Wait for formal permit issuance

Easton specifically warns that payment does not issue the permit automatically. The inspector must receive the payment notice and issue the permit.

Start work only after: The permit status shows issued and the permit can be printed from your account.

Easton GIS

Use the Town mapping portal for parcel research, assessor maps, zoning maps and property-record links.

Open Easton GIS

GIS and assessor maps are research tools, not certified boundary surveys.

Planning inquiry

Send a written planning question to DPED@easton.ma.us or call 508-230-0630.

Ask about use, setbacks, frontage, lot coverage, signs, parking, special permits and subdivision issues.

Zoning Board of Appeals

A variance, special permit or appeal may be required when the project does not comply with dimensional or use requirements.

Open Easton’s permits and property-information hub

Do not rely on the assessor map as a survey. Easton states that assessor maps are created for property valuation and cannot replace a certified plan prepared by a land surveyor.
Wetlands and site constraints

Check Conservation and Septic Conditions Before Disturbing Land

Use the Wetland Inquiry Form

Contact Conservation before construction, grading, landscaping, vegetation clearing, earth removal or drainage changes near a wetland or buffer zone.

Email completed inquiries to jcarlino@easton.ma.us.

Open the Conservation Commission page

Possible Conservation filings

  • Request for Determination: used when applicability or impact is uncertain.
  • Notice of Intent: commonly required when work affects a resource area or buffer zone.
  • Resource Area Delineation: used to confirm wetland boundaries.
  • Order of Conditions: controls approved work and must be followed during construction.

Septic property

Use the Health Department public view to search disposal-system records and confirm whether an addition, pool or accessory structure conflicts with the septic system or reserve area.

Sewer connection

Sewer work can require a DPW permit, licensed drain layer, internal plumbing permit and proper abandonment of an old septic system.

Fire review

Commercial work, alarms, sprinklers, tents, wood-burning appliances and certain occupancy changes may require Fire Department review or sign-off.

Use the BLDG tab to search pending and issued permits. The portal also contains separate Conservation, Planning, ZBA and Health sections.

Know the online coverage dates

Easton’s Building page says building permits are available online from 2004 to present.

Plumbing, gas, electrical and other trade records are generally available from October 2014, and online inspection records begin in 2015.

Research the parcel and zoning

Use Easton GIS and the assessor property card for map, lot, building data and zoning-map research.

Search Health and septic information

For septic records, open the Health public view, select Disposal System Construction and enter the property address.

Check Conservation and Planning cases

PermitEyes public view includes Conservation, Planning and ZBA tabs for application status, decisions and available attachments.

Ask the department about older or missing records

Provide the address, map/lot, former owner, approximate year, permit type and specific document needed.

Property-buyer warning: A permit appearing in the database does not prove completion. Check the issue date, inspection results, trade permits and final certificate.
Contractor and owner-builder rules

Verify Who Is Pulling the Permit

Licensed contractor

  • Confirm the required Massachusetts Construction Supervisor License.
  • Verify Home Improvement Contractor registration when the project falls under the HIC program.
  • Electrical work must use a properly licensed electrician.
  • Plumbing and gas work must use the appropriate licensed professional.
  • Upload insurance and license documentation requested by Easton.

Homeowner or owner-builder

  • A homeowner can apply for qualifying building work.
  • The owner assumes responsibility for code compliance and permit management.
  • Owner-builder status does not authorize unlicensed electrical, plumbing or gas work.
  • Check insurance, worker classification and legal liability before hiring helpers.
  • Do not pull a permit for an unlicensed contractor who is controlling the job.
Contract check: The name on the contract, license, insurance certificate and PermitEyes application should identify the actual person or company performing the regulated work.

Frequently asked questions

Easton Building Department FAQs

What is the correct Easton Building Department phone number?

Easton Inspectional Services lists 508-230-0581 as its main telephone number. The department is at 136 Elm Street, North Easton, Massachusetts 02356.

Which online permit portal does Easton, Massachusetts use?

Easton uses PermitEyes for building, electrical, plumbing, gas and mechanical applications. The Town does not use the City of Easton, Pennsylvania portal or a Viewpoint Cloud portal for these permits.

How long should I allow for Easton’s initial permit review?

The Town instructs applicants to allow at least 48 hours for an application to be reviewed initially. Complex projects, missing documents, zoning, wetlands, Health, Fire or correction cycles can take longer.

Does paying the Easton permit fee issue the permit immediately?

No. Easton states that a permit does not issue automatically after payment. The inspector must receive the payment notice and formally issue the permit before it can be printed and work can begin.

How do I schedule an Easton building inspection?

After the permit is issued, log into PermitEyes, open the permit and select Request an Inspection. Building inspections are generally conducted Monday through Thursday from 10:00 AM to 1:00 PM and Friday from 10:00 AM to noon.

When are Easton electrical inspections performed?

The Town lists wiring inspections Monday through Thursday from 10:00 AM to 1:00 PM. Requests can be submitted through PermitEyes or by calling the Wire Inspector at 508-230-0586.

How do I find out whether an Easton property has wetlands?

Complete the Town’s Wetland Inquiry Form and send it to the Environmental Planner. Construction, landscaping, grading, clearing or earth removal near wetlands or buffer zones can require Conservation Commission review.

How can I recognize a fake Easton permit invoice?

Easton’s official email domain is easton.ma.us. Do not pay requests involving wire transfers, cryptocurrency, Venmo or Zelle. Verify any fee independently by calling 508-230-0581 and checking the application inside PermitEyes.
