Pay on Time So Review Can Begin

Estimated fees under $10,000

The Town’s current payment guideline says estimated permit fees below $10,000 are due in full before plan review begins.

Estimated fees of $10,000 or more

A 50% payment is required and must be made in the office. The remaining balance is due at permit issuance.

Ten-day deadline: Failure to pay application fees within 10 days—or the remaining balance within 10 days after ready status—can cause the permit to become null and void.
Impact fees: Palm Beach County impact fees changed effective January 1, 2026. Check the current county calculation before budgeting a larger project.
Notice of Commencement

Record and Post the NOC Before the First Inspection

NOC threshold

The accepted permit application states that a Notice of Commencement applies to a direct contract greater than $5,000.

The listed HVAC exception applies to repair or replacement below $15,000.

Inspection consequence

The NOC must be recorded and posted at the job site before the first inspection.

Without the required certified copy, later inspections cannot continue until the document is filed with the Town.

Owner warning: Florida’s statutory notice on the application warns that failure to record the NOC may result in the owner paying twice for property improvements.

Non-permitted subcontractors: The Town’s checklist says independent framers, drywall workers, plasterers, painters, masonry workers and window/door installers who are not payroll employees of the permit holder must still register with the Town in their trade.
