Novi permit action guide

Apply, Inspect and Close a Novi Building Permit Without Missing Woodland, Wetland or Site Review

Novi combines building, zoning, land-improvement and environmental review. A project that looks like one building permit may also need a woodland or wetland affidavit, grading review, soil-erosion permit, right-of-way approval, trade permits or site-plan approval.

This guide helps homeowners, contractors and businesses choose the correct BS&A service, prepare a complete package, understand the July 2026 fee schedule, schedule inspections before the cutoff and verify that every permit is closed.

Apply Online Without Missing a Separate Novi Review

Confirm the property and parcel

Search Novi’s BS&A assessing records and save the address, owner name, parcel number and zoning information.

Portal tip: Try the base street address when a unit number prevents a match.

Check zoning and environmental constraints

Determine whether the site contains regulated woodlands, wetlands, floodplain, drainage work or protected trees.

Residential rule: Complete the woodland and wetland affidavit for homes, additions, decks, pools and similar work.

Choose the correct BS&A service

Use Apply for a Permit for construction and trade work. Use Apply for a Planning, Zoning or Engineering Process for site, zoning and engineering applications.

Prepare the complete document package

Upload the building application, plans, plot plan, energy information, contractor credentials and related approvals.

Do not mix versions: Scope, valuation, dimensions and drawings must agree.

Submit the application and required fee

Novi’s July 2026 schedule lists a $40 building application fee for residential and nonresidential building applications.

Trade applications: Electrical, mechanical, plumbing and fire-system schedules list separate $35 application fees.

Respond to each review discipline

Building, zoning, planning, engineering, fire, utility and environmental reviews may appear separately.

Correction response: Number every response and identify each revised sheet.

Pay the final invoice and print the permit

Once issued, print the permit and approved documents before beginning work.

Do not start at “approved”: Verify that the permit itself is issued.

Woodland, Wetland, Grading and Soil-Erosion Checks

Woodland/wetland affidavit

The City identifies this affidavit for residential projects including new homes, additions, decks and pools.

Minor land-improvement permit

Check this permit for residential additions, patios, accessory structures, qualifying driveway work, in-ground pools and work affecting drainage.

Soil-erosion permit

County materials identify review when earth disturbance exceeds one acre or occurs within 500 feet of a lake or stream.

Floodplain work

Do not finalize foundations or grading until the required floodplain approval is confirmed.

Tree-protection fencing

Show existing and proposed fencing, protected trees, replacement trees and grading limits on the plot plan.

Roof and sump drainage

Direct gutters, downspouts and utility or sump lines away from regulated woodland areas unless an approved plan allows otherwise.

Tree-root detail: Novi’s woodland checklist says critical root zones should be identified for trees within 50 feet of construction.
New-home workflow

Building a New Novi Home Requires More Than House Plans

Architectural similar/dissimilar review
Building construction review
Land-improvement review
Woodland and wetland review
Water, sewer and right-of-way

Construction documents

Submit the current plan sets, energy documents, Manual J information, truss layout and required professional seals.

Plot and grading plans

Show footing elevations, brick ledges, final grades, drainage, woodlands, wetlands, well, septic and floodplain information.

Truss documents

The truss layout is required during plan review. Signed and sealed truss specifications must also be available on site for rough inspection.

Permit issuance

The City checks property recording, approved splits, water and sewer permits and completion of all review disciplines.

Occupancy request

Novi’s forms page asks for two days’ notice to process a single-family or multifamily Certificate of Occupancy request.

Commercial project path

Commercial Plan Review, Tenant Work and Change of Occupancy

New development

Begin with Planning when the project requires site-plan, special-land-use, facade, wetland, woodland or engineering approval.

Keep the Novi Permit Active

Start within 180 days

The current fee schedule states that a permit becomes invalid when authorized work does not begin within 180 days after issuance.

Avoid a 180-day interruption

The permit can also become invalid when work is suspended or abandoned for 180 days after work starts.

Reinstatement

Best practice: Do not rely only on visible construction activity. Keep required inspections moving and save every approved inspection result.
