Calaveras County permit action guide

Plan, Apply, Inspect and Close a Calaveras County Building Permit

Rural projects need more than a building application. Your permit may also depend on zoning, septic or well clearance, fire-district review, driveway access, grading, drainage, snow load, wildfire requirements and school fees.

This guide puts the official portal, current 2026 fees, August fee change, plan checklist, review times, inspection cutoff and rural-agency sequence in one clear place.

Apply Through eTRAKiT in Six Clear Steps

Create the correct account

Homeowners, real-estate professionals and business owners may create a public account. Licensed contractors should ask the department to activate a contractor account.

Contractors: Prepare the CSLB number, company name, email and field phone.

Select “Apply / New Permit”

Choose the exact permit type. Do not place structural, electrical, septic and grading work into one vague description.

Portal shortcut: The left menu also includes Search Permit, Fees Estimator, Search Property, Schedule Inspection and Pay All Fees.

Identify the parcel and project

Enter the project address and Assessor’s Parcel Number. State whether the project includes a garage, decks, septic, well, driveway, solar, sprinklers or grading.

Avoid: A description such as “new house.” The county guide says the full scope must be clear.

Upload a coordinated plan package

The application, title sheet, site plan and supporting documents must identify the same parcel and the same project.

Check: Plans are signed by the preparer, and required engineering is signed and stamped.

Pay the amount due at submittal

Major projects require a plan-check amount when submitted. School, fire, Planning, Public Works and wastewater charges may be added separately.

Fee date matters: Use the July 3 schedule through August 7 and the replacement schedule from August 8.

Answer corrections and wait for issuance

Upload revised sheets and a clear response to every correction. Do not begin work until the permit is issued and prerequisite approvals are complete.

After issuance: Schedule inspections before concealing work.

Classify the work as minor or engineered grading and install erosion controls before soil disturbance.

Road and driveway

Check encroachment, road-impact and benefit-basin charges plus emergency-access geometry.

Snow and structure

Use the site-specific snow, wind, seismic and climate design criteria required for the parcel.

Native oaks and site plan

The new-home guide asks the plot plan to show native oak trunk size, location and dripline.

Common delay prevention

Fix These Problems Before They Reach the Reviewer

Problem
Practical fix
Application only says “new house”
List the dwelling, garage, porches, septic, well, driveway, grading, solar and sprinklers that are in the scope.
Site plan and application show different parcels or scopes
Make the APN, address, owner and project description identical across all documents.
Generic structural criteria
Add parcel-specific snow, wind, seismic, rainfall, climate and WUI criteria.
Septic area conflicts with home, driveway or oak trees
Coordinate wastewater and site planning before freezing the layout.
Wrong account type
Licensed contractors should request a contractor portal account instead of using a public profile.
Wrong fee schedule used
Use July 3 fees through August 7 and the adopted August 8 schedule afterward.
Inspection requested before work is ready
Verify the exact stage, expose required work and keep approved plans on site.
E-Inspect photos are incomplete
Submit the required certification and clear photos showing every required installation detail.
