Smaller projects

The City says smaller projects may be reviewed over the counter or in approximately five business days, depending on scope and required reviews.

Larger projects

The City publishes an approximate 15-business-day review target for larger projects.

These are review targets—not approval guarantees. Missing surveys, board decisions, grading information, architect seals, licenses or correction responses can restart or extend the process.

Credit-card fee: 2.95%.

Never pay by wire transfer. Verify that a legitimate electronic invoice came from bsa@cityoflakeforest.com.

Avoid the old fee document. The public Document Center still labels a Community Development schedule as “2018.” Use the current BS&A invoice or request the latest City Council-approved schedule from Community Development before budgeting.
Cash bonds: Some projects require bonds to protect streets, sidewalks, parkways, grading or other public interests. A successful final inspection can trigger the bond-refund process when the approved work is complete and no public damage remains.
