HB 803 Does Not Make Every Project Under $7,500 Permit-Free

Effective July 1, 2026: Florida HB 803 created limited permit exemptions for certain work on qualifying single-family homes and for qualifying temporary hurricane or flood-protection barriers. It is not a blanket exemption.

Potentially covered work

Certain small projects with a total job value below the statutory threshold may qualify when every condition is satisfied.

Important exceptions

Structural work, regulated electrical, plumbing, mechanical or gas work, flood-hazard-area rules and other safety requirements may still require approval.

No project splitting

Do not divide one larger project into smaller contracts or applications to try to fit an exemption.
