Have each contractor sign the correct technical section

Complete prior approvals

Zoning, Planning Board, Board of Adjustment, Shade Tree, Engineering, soil, utility or outside approvals must be in place before permit issuance when applicable.

Respond to review comments as one package

Submit corrected forms and coordinated plan sets. Under the New Jersey UCC, corrected plans are generally reviewed within seven business days.

Obtain the issued permit before work starts

A filed jacket, fee payment or board approval is not permission to construct. Keep the issued permit and approved plans available for inspections.

Barrier rules: The in-ground pool enclosure must be at least four feet high with a self-closing, self-latching outward-swinging gate. An aboveground pool can serve as its own barrier only when the published 48-inch conditions and protected ladder/gate requirements are satisfied.

Know When Staff Review Ends and a Board Application Begins

Administrative zoning review

Residential fee is $35 for listed new dwellings, additions, add-a-levels, dormers, decks and pools. Commercial review is $300 for listed new buildings, additions and site-plan reviews.

A zoning verification letter is listed at $50.

Board of Adjustment

Handles appeals and C or D variance relief. Meetings are generally the second and fourth Thursday at Borough Hall, subject to the current calendar.

An unissued application may be treated as abandoned six months after filing if it is not diligently pursued. Extensions of up to 90 days may be available for reasonable cause.

After issuance

The permit becomes invalid if authorized work does not commence within 12 months after issuance.

After work starts

The permit becomes invalid when work is suspended or abandoned for six months.
