Main and sub-permit applications

Separate application forms are required for the main contractor and each licensed subcontractor.

Do not describe electrical, plumbing, mechanical or fire work only inside the main building application when separate trade permits are required.

Published signature thresholds

The City’s permit FAQ says main and sub applications must be signed and notarized by the qualifier when the job value exceeds $5,000, or $15,000 for air-conditioning work.

Boca Raton’s published NOC guidance identifies projects with a contract price of $5,000 or more.

HVAC replacement

The published threshold for repair or replacement of an existing heating or air-conditioning system is $15,000 or more.

Inspection effect

The certified recorded copy must contain the correct owner, contractor and property information. Missing NOC documentation can stop subsequent inspections.

Do not upload an unsigned blank form and assume the requirement is complete. Confirm recording with the Palm Beach County Clerk and submit the certified recorded copy as instructed by the City.

2. Read every department

Separate Building, Zoning, Engineering, Fire and Community Appearance comments.

4. Keep file names stable

5. Answer each comment

Does an inspector visit?

No. Boca Raton describes Admin Permit Closeout as an internal inspection. No one visits the property for this step.

Who must request it?

The permit holder or property owner is responsible for scheduling the closeout.

Certificate projects: When a Certificate of Occupancy or Certificate of Completion is required, the City says the process begins with Admin Permit Closeout. When no certificate is required, the permit can be closed after the internal review.
